A Realtor Who Goes The Extra Mile - Every time

Real estate decisions are rarely simple and most people don’t reach out because everything is neat and easy.

They reach out when timing is tight. When one move depends on another. When they’re buying from out of town, navigating financing, selling a long-held property, or trying to make the right decision without unnecessary pressure.

That’s where I do my best work.

About Kingsley

I’m a REALTOR® with RE/MAX 1st Realty, serving Marquette County and Michigan’s Upper Peninsula. My role isn’t just to open doors or write offers — it’s to help people think clearly, prepare well, and move forward with confidence, especially when the situation is complex.

Over the last few years, I’ve helped clients navigate:

– Buying and selling at the same time, including multi-layered home-sale contingencies

– Remote purchases using virtual showings and competitive offer strategies

– First-time home buying with USDA, FHA, and other programs that require careful coordination

– Pricing and positioning homes for strong demand and timely results

– Estate sales, property preparation, and improvement decisions

– Commercial and investment property transactions where planning matters long before listing

What ties all of this together is process, communication, and judgment.

I spend significant time upfront understanding goals, constraints, and timing so there are fewer surprises later. I believe informed clients make better decisions, so I’m transparent about trade-offs, market conditions, and what’s realistic — even when those conversations are uncomfortable.

Clients often tell me they appreciate how steady and communicative the process feels. They know what’s happening, what’s coming next, and why decisions are being made.

I work best with people who value preparation, want an advisor rather than a salesperson, and understand that strong outcomes come from collaboration and clarity — not pressure.

If you’re early in the process, unsure about timing, or dealing with a situation that isn’t straightforward, that’s not a problem. Those conversations are often the most productive.

My job is to help you move from uncertainty to a plan — and then carry that plan through.

Real Estate, Thoughtfully Navigated

“Whether you're buying or selling, from start to finish, I'll be there for you every step of the way. ”

Clarity Over Pressure

I help clients slow the process down before it needs to speed up. By understanding your goals, timing, and constraints early, we make decisions intentionally, not reactively, so there are fewer surprises later.

Strategy for Complex Situations

Whether you’re buying and selling at the same time, navigating financing, purchasing remotely, or preparing an estate or investment property, I focus on structure and sequencing so each move supports the next.

Communication You Can Rely On

Clients know what’s happening, what’s coming next, and why. Clear communication and steady follow-through are the foundation of how I work.

FAQ

We Are Here To Help You With Any Questions You May Have

No and in many cases, it’s the best time.

The earlier we talk, the more options you’ll have. Early conversations allow us to clarify goals, understand timing, and identify constraints before decisions feel rushed. There’s no pressure to move forward — just an opportunity to build a plan so you’re prepared when the time is right.

This is more common than people realize, and it requires careful sequencing.

I’ve helped clients navigate situations involving one or multiple home-sale contingencies, where timing and structure matter. The key is understanding your leverage, building realistic timelines, and communicating clearly with all parties so you’re protected at each step.

Yes.

I regularly work with buyers who are relocating or purchasing from outside the area. This includes virtual tours, detailed walkthroughs, clear communication, and structuring competitive offers, even in multiple-offer situations, so you can make confident decisions without being physically present for every step.

Feeling overwhelmed is normal — the process has a lot of moving parts.

I take time to explain each step, connect you with trusted lenders familiar with programs for your situation, and help you understand inspections, repairs, and financing options. The goal is clarity so you’re making informed decisions, not rushed ones.

Pricing is both data-driven and strategic.I look at current market conditions, buyer demand, seasonality, competing inventory, and your goals. For sellers who want strong activity and timely results, pricing is about positioning — not just picking a number and hoping for the best.

Yes.

These situations often benefit from planning well before a property is listed. I work with sellers to organize information, clarify goals, and position properties so buyers can make informed decisions.

I work best with people who value preparation, transparency, and thoughtful decision-making.

If you’re looking for guidance, honest feedback, and a collaborative approach — rather than pressure or hype — we’ll likely work very well together.

Start with a conversation.

We’ll talk through your situation, timing, and goals — even if you’re months (or longer) away from making a move. From there, we can determine next steps, or simply keep the conversation open until you’re ready.
